Finally Spring is here. Temperatures in the high 70 s to 80 degrees arriving. We have had an unusual cold winter but the Real Estate Market has been hot here in the Sarasota area.
Sarasota continues to buck the National Trend with strong numbers. (See Sales Report below). Even though inventory numbers remain on the high side about 10 months for single family homes (this time last year it was 24 months) and around 15 months for Condos (24 months this time last year) a good portion of these properties have been passed over/picked through by Buyers. Once the market reaches the 6 month level it is considered to be in equilibrium between buyers and sellers.
We are seeing the bar rise on good properties with at times multiple offers on the best priced properties that are not short sales or Bank owned as Buyers are not willing to wait months just to see if there offer is accepted on a short sale and the uncertainty of Bank Owned properties and miss opportunities with good value priced properties.
Interest in Luxury properties over a million dollars continues to skyrocket (see Steve s snapshot numbers below)

Property sales up 49 percent in February 2010; pending sales spike
Overall property sales reached 528 in the Sarasota market in February 2010, up nearly 49 percent over February 2009, and pending sales were also strong at 967 - the second highest total in the past four years. The statistics continue to reflect a recovering Sarasota market, as median sale prices also rebounded for condos in February and remained stable for single family homes.
February sales of 379 single family homes and 149 condominiums was a major improvement over February 2009, which saw only 354 overall sales (260 homes and 94 condos). Pending sales, at 967, were about 19 percent higher than last month's 815, and more than 23 percent higher than the 782 reported in February 2009. The statistic is a strong indicator for the next two or three months of sales, as pending sales are an indicator of current buyer activity.
"Despite the national economic doldrums, lingering high unemployment, and other negative factors, our local real estate market remains strong compared to recent down years," said 2010 SAR President Erick Shumway. "There are now several months of positive numbers which indicate we are emerging with strength from the recent downturn. While distressed property sales remain a drag on the overall market health, all the other statistics are tracking in a very positive manner. Our local and even our international buyers are proving the old adage that you can't keep a good market down for long. And with pending sales at nearly 1,000 last month, the near term future looks very promising."
The property inventory level fell slightly in February 2010 to 6,329 from the January total of 6,342, which remains at near the lowest level since late summer of 2005.

SARASOTA SNAPSHOT SALES OVER MEDIAN PRICE
Sarasota closed sales in the last 30 days from $400,000.00 to 1 million were 88 almost 20% over last month. Pending sales in that range area a very strong 291, 17% increase over last month.
Closed sales over 1 million were 32 including 100% increase from the previous month WOW with 3 over 2 million and 1 over 4 million.
Pending sales over a million are a whopping 80 which tops last months incredible number of 74 with 18 over 2 million and 3 over 4 million. Again these numbers are showing us very robust activity well above the median price range especially in the luxury market.
LONGBOAT KEY SALES AND PENDING SNAPSHOT
Closed Sales on Longboat Key for the last 30 days over 1 million were 6. Closed sales for the same period $400,000. to 1 million were 17.
Pending sales $400,000. to 1 million are a whopping 44. Pending sales over 1 million are an amazing 21.
